What is the Landlord Registration Scheme?

The Landlord Registration Scheme came into effect on 25 February 2015 and requires all private Landlords in Northern Ireland to register and provide accurate and up to date information about themselves and their properties.

Why was the Landlord Registration Scheme introduced?

  • It allows tenants and local councils to identify if Landlords are registered.
  • It provides information on the number of Landlords in Northern Ireland.
  • It provides information and guidance to Landlords and Tenants on their duties and responsibilities.
  • It promotes good practice within the private rental sector.

Registration costs

The fee to register is £70 for online applications and £80 for paper applications.

What information must be provided?

The Landlord’s name, address, telephone number, date of birth, correspondence address (which must be a Northern Ireland address).

The name, address and telephone number of any agent acting on the Landlord’s behalf. Details of each property currently let or to be let to include the address, the year the property was built and the name and contact details of any joint owners (if applicable).

Can members of the public access this information?

No, the information available to the public is limited. The public will be able to search the register to see if a Landlord is registered by using the Landlord’s name or the address of the property but the detailed Landlord information is only accessible by the Registrar of the Scheme.

What happens if a Landlord does not register?

If a Landlord does not register with the Scheme they are committing an offence and may be liable to a fixed penalty of up to £500. If the Landlord is taken to court a fine of £2,500 could be imposed.

Does the registration last indefinitely?

No, the registration lasts for 3 years only. After 3 years the Landlord will need to re-register.
